| Last week I was contacted by someone via this website. When I spoke with them on the phone, these homeowners indicated that they are behind on their mortage and are thinking of letting the bank foreclose. They wanted to know why they should try a short sale instead of letting the bank take the home back. A short sale can sometimes take several months to complete while a foreclosure seems like a much faster process.
The main reason to try to complete a short sale is to save the homeowner's credit and possibly eliminate a deficiency judgement. A successful short sale has a much lesser effect on a homeowner's credit history and FICO score than a foreclosure.
